Nonthaburi Office Tower

Project Overview

The Challenge

This commercial office tower in Nonthaburi houses corporate tenants who expect a professional appearance alongside sustainability credentials. The building owner wanted to reduce common-area electricity costs — primarily HVAC and elevator systems — while adding a green building feature. The rooftop installation had to meet strict aesthetic requirements: no visible panels from street level, no impact on the architectural profile, and full compliance with existing fire safety and structural certifications.

System Design & Engineering

CapSolar designed an 800 kW rooftop EPC system utilizing 1,380 Tier-1 monocrystalline panels across 4,500 sqm of roof area. A custom low-profile mounting system keeps panel height below the rooftop parapet, ensuring visual concealment from ground level. The layout accounts for cooling towers and elevator shafts, maintaining required access clearances. All electrical components integrate with the building's BMS for centralized monitoring of solar generation alongside HVAC and lighting loads. Structural analysis confirmed the existing roof supports the additional panel weight without reinforcement.

Energy Performance & Savings

The system generates 1,100 MWh of clean electricity annually, achieving a 25% reduction in the building's grid electricity consumption. The commercial office building's consumption pattern creates a moderate solar match — HVAC loads peak in the afternoon when solar generation is strong, but partial cloud cover and the building's evening operational hours mean self-consumption rates are lower than in industrial settings. Despite this, the ROI timeline remains attractive at 5–6 years, with the system continuing to generate near-zero-cost electricity for 20+ years beyond payback. As PEA commercial tariffs continue to rise, the fixed solar generation provides increasingly valuable cost protection.

Environmental Impact

The installation reduces CO₂ emissions by 660 tons per year. For a commercial office building, this carbon reduction enhances the property's green credentials and supports tenant demands for sustainable office space — an increasingly important factor in corporate leasing decisions. The building owner can use the documented emissions data for green building certification applications and property marketing materials.

Why This Project Matters

This project demonstrates that commercial office buildings in Nonthaburi and greater Bangkok can successfully integrate rooftop solar without compromising architectural aesthetics. The custom low-profile mounting approach and BMS integration set a precedent for other office tower owners who may hesitate due to visual concerns. For commercial building owners evaluating solar EPC, this case study proves that a well-designed aesthetic solar installation delivers 25% electricity savings while enhancing the building's sustainability profile and market positioning.
