Answer in one paragraph

Thailand data centers are becoming the next-generation solar + BESS sweet spot. AWS Bangkok (2024), Google Bangkok (2025), STT GDC, Supernap, and NextDC together have 850+ MW announced for 2026-2030. DCs differ from general factories on three axes: (1) 24/7 baseload makes BESS economics work; (2) cooling is the largest load with peak 11:00-16:00 matching solar peak — solar covers 100% of daytime cooling; (3) hyperscaler parents' RE100 mandates (AWS 100% by 2025, Google 24/7 CFE 2030) cascade to tenants, forcing grid-kWh reduction. A 5 MW IT enterprise DC at PUE 1.4 pairs with 15 MWp + 40 MWh BESS → 42% renewable coverage + 7.2-yr payback. Hyperscale (20+ MW IT) stacks on-site solar + VPPA to hit 80-100% RE100 targets.

Data-Center Load Profile: Decomposed by PUE

DC electricity breaks into 4 buckets. The ratios are governed by PUE (Power Usage Effectiveness). Typical Thailand DCs run 1.4-1.8 (mature) · new hyperscale 1.2-1.4. Lower PUE = higher IT-load share.

ComponentDaytime shareNighttime shareNotes
IT load (servers + storage + network)60-67%65-72%Runs 24/7 at 60-80% utilization — the main baseload. Solar alone cannot cover the full load; grid or BESS backup is required.
Cooling (CRAH + chillers + cooling towers)25-33%18-25%Hottest 11:00-16:00 — overlaps solar peak. At 35°C ambient, chillers consume 30-35% of load. Peak-match with solar is ideal in Thailand.
UPS + power conversion loss5-8%5-8%UPS double-conversion efficiency 92-95% · less in modern Li-ion UPS · flat 24/7.
Lighting + office + misc building2-5%1-3%Small vs IT + cooling · LED + BMS auto-dim · daytime-heavy if office is co-located with DC.

Bottom line: IT load is a flat baseload ~65% of total. Cooling peak 11:00-16:00 overlaps solar peak exactly. Sizing PV at ~75% of total peak load covers 100% of daytime cooling; IT baseload is served by BESS + grid mix. This load structure is why DC hybrid designs carry unique value.

Why Solar + BESS Fits Data Centers

Four reasons data centers are the highest-value vertical for solar + BESS hybrid (vs general factory) — in priority order.

1. 24/7 baseload makes BESS economics work

General factories cycle BESS < 1 full cycle/day, dragging BESS ROI beyond 12 years. DCs run 24/7 and can cycle BESS nearly 1.5×/day (charge daytime + discharge evening peak + PEA peak/off-peak arbitrage) · BESS payback 7-9 yr. Paired with solar as a hybrid, 25-yr NPV beats solar-only by 40-50%.

2. Cooling peak matches solar peak (perfect overlap)

Cooling is the second-largest load after IT · peak 11:00-16:00 at ambient 32-36°C · solar peak generation 10:00-15:00 — near-perfect overlap. Solar covers 100% of daytime cooling. Unlike factories where shift-change drops afternoon load, DC load stays stable · solar self-consumption 85-92% (vs general 55-70%).

3. Hyperscaler RE100 cascade (AWS / Google / Meta)

AWS / Google / Microsoft / Meta have announced RE100 or 24/7 CFE targets before 2030. Targets cascade to tenants colocated in Thai DCs. A DC without on-site RE loses premium tenants. RE100 is no longer nice-to-have — it's a tenant gate.

4. SLA 99.995% uptime compatible with on-site gen

Tier IV DC allows only 26 min/yr downtime. Solar + BESS + diesel hybrid design meets SLA: BESS rides through 2-4 hr outages · diesel covers extended outages · solar cuts diesel burn 40-60% — also reducing Scope 1. CapSolar designs grid-forming inverters + islanding capability.

Edge DC · 1 MW IT load

Edge DC for CDN / fintech near Bangkok. 21,000 sqm roof caps PV at 3 MWp. 8 MWh BESS provides 2-4 hr UPS ride-through. 38% renewable coverage · 7.5-yr payback. Investment rationale: RE100 compliance + SLA.

Enterprise DC · 5 MW IT load (best fit)

5 MW IT enterprise DC using ground-mount + carport on campus: 15 MWp + 40 MWh BESS covers 42% of annual energy and 100% of daytime cooling peak. Hyperscaler colocation tenants (AWS/Google) mandate 30-50% RE targets. 7.2-yr payback.

Hyperscale DC · 20+ MW IT load

Hyperscale DC (AWS / Google / Meta class) · 20+ MW IT at PUE 1.3. On-site: 60 MWp + 150 MWh BESS covers 41% renewable. Off-site PPA (30-50 MW solar farm) + VPPA / corporate PPA stack can reach 80-100% RE100 target. 7.0-yr payback on the on-site portion.

Sweet spot: 5 MW IT enterprise DC at PUE 1.4 · 15 MWp + 40 MWh BESS → 42% renewable + 7.2-yr payback. Edge 1 MW works but CapEx-per-MW is higher. Hyperscale 20 MW+ must stack on-site + off-site VPPA because roof area can't cover > 45% on-site alone.

Thailand DC Market 2026-2030: 850+ MW Pipeline

Thailand is SEA's fastest-growing DC market. 5 hyperscaler / operator pipelines total > 850 MW announced — making DC a critical vertical for solar EPC to capture before 2030.

AWS Bangkok (launched Jan 2024)

AWS announced a USD 5B investment in Thailand over 15 years · Asia Pacific (Bangkok) Region with 3 Availability Zones · parent RE100 target 100% by 2025 · tenants colocated at AWS must report Scope 3 and reduce grid electricity.

Google Cloud Bangkok (launched 2025)

Google announced a USD 1B investment · Bangkok GCP region · parent target 24/7 Carbon-Free Energy by 2030 (stricter than 100% matching — granular) · tenants must align for GCP premium tier.

STT GDC Bangkok (colo operator)

STT GDC's DC1 Bangkok runs 20 MW IT, with DC2 expansion 2025-2027 bringing total to 40+ MW. As a colo operator with hyperscaler tenants, on-site RE is required to win tenant premiums. CapEx can be financed via BOT / Thai SEC ESG-linked bond.

Supernap Thailand (Chonburi, 80+ MW)

Supernap Thailand in Chonburi, Tier IV, 80+ MW total capacity · serves enterprise + hyperscaler tenants · JV with CAT Telecom · pipeline expansion via BOI + EEC incentives · solar + BESS is an RE100 requirement.

NextDC / GDS / others emerging

NextDC (Australia) + GDS (China) + local operators are starting pipelines in Thailand 2025-2027 · cumulative 400+ MW not yet fully announced · EGAT / PEA grid upgrade lag 18-24 months makes on-site RE a critical path.

RE100 + SLA: 4 Pressures Forcing DC Solar Adoption

Four pressures have turned solar + BESS from nice-to-have into mandatory for Thailand DC operators.

PressureDeadlineRequirement
RE100 cascaded from hyperscaler parent2030-2040 parent targetsAWS 100% by 2025 · Google 24/7 CFE by 2030 · Meta 100% by 2030 · Microsoft 100% by 2025. Targets cascade to Thai subsidiaries and colo tenants who must report Scope 2. Colo operators themselves must cut grid-sourced energy to keep tenants compliant.
Tier III / IV SLA 99.982% / 99.995% uptime契约บังคับ / always onUptime Institute Tier III allows ≤ 1.6 hr/yr downtime · Tier IV 26 min/yr. Solar + BESS hybrid rides through grid outages and chiller trips — paired with diesel backup it's the modern resilience stack.
Thai SEC / BOT ESG-linked loanavailable nowDC operators issuing ESG-linked bonds or ESG-linked loans get 25-50 bps rate cuts. Solar + BESS qualifies as a sustainability KPI under BOT Thailand Taxonomy 2024. BOI Section 30 offers a double deduction for energy-efficiency spend.
PDP 2024 grid constraint — 850 MW pipeline2026-2030Thailand DC pipeline 850+ MW announced 2026-2030 (AWS / Google / STT / Supernap / NextDC). EGAT / PEA grid upgrade lag is 18-24 months. On-site solar + BESS unblocks the grid-connection queue — some DC operators invest on-site specifically to avoid the wait.

Bottom line: to win 2026-2030, on-site solar + BESS is table stakes for DC operators. No RE = no tenant premium. No BESS = can't sign Tier IV SLA. No grid-kWh reduction = lose ESG-linked financing eligibility.

Roadmap 2026-2028

Goal: 3 DC projects by 2028 · total 15+ MWp + 40+ MWh BESS · one of three will be a Tier III+ colocation operator · the other two will be enterprise DCs at 3-10 MW IT. Portfolio reported quarterly.

Note: this is a market-opportunity page, not a case study. CapSolar has no DC project shipped as of 2026-04-24. The 3-scenario figures in S3 are illustrative from public benchmarks (PUE + cooling split) — not actual CapSolar data.

5-Step Framework for DC Operators Evaluating Solar + BESS

  1. 1. Load profile audit + PUE baseline

Pull 12-month hourly kWh from MEA/PEA meters + IT UPS output kWh + cooling submeters · compute actual PUE · set baseline for sizing PV + BESS. New DCs must wait 6 months for utilization to settle first. CapSolar does this free in a 4-6 hr site assessment.

  2. 2. RE100 / tenant requirement mapping

If tenants have hyperscaler parents (AWS / Google / Meta), check target dates + granular vs 100% matching · design solar + BESS + VPPA stack to hit targets · some tenants require quarterly attestation · prepare RE certificates (I-REC) from COD.

  3. 3. Hybrid system sizing + grid-forming design

Size PV at ~75% of peak total load · BESS at 4-8 hr discharge of peak IT load · grid-forming inverters must support islanding + fast frequency response · integrate diesel backup as last resort. See PPA vs EPC comparison for financing structure.

  4. 4. Financing: BOI + EEC + green bond

File BOI Category 7.1 + Section 30 (energy-efficiency double deduction) + Section 31 (EEC site) · EXIM Green Loan 5.5-7% if tenants have export LC · Thai SEC ESG-linked bond cuts rate 25-50 bps. See solar financing guide for detail.

  5. 5. Commissioning + RE attestation + tenant report

Post-COD: measure PUE improvement + renewable coverage % · issue I-RECs to tenants quarterly · update Thai SEC ESG score · CapSolar 25-yr support · O&M THB 15K/MWp/yr + BESS health monitoring in contract.
